How to Finance Your Next Exterior Project

Path 2: A longer-term home improvement loan

If a full roof or a whole-home siding project is more than you want to clear in a year, a fixed-rate installment loan spreads it over 5 to 20 years with a predictable monthly payment. These are unsecured in most cases, which means no lien on your home and no appraisal.

Look for:

  • No prepayment penalty, so you can pay ahead when you have the cash
  • A soft credit check for prequalification, so shopping doesn't ding your score
  • The option to add a co-borrower, which often improves the rate

Path 3: Insurance claim funding

Storm damage changes the math entirely. When a carrier approves a replacement, they typically pay the actual cash value up front, hold back depreciation until the work is finished, and leave you responsible for the deductible.

Financing can bridge two gaps here: the deductible itself, and any upgrades you choose that the policy doesn't cover — an impact-resistant shingle, better ventilation, or new gutters to match.

Start with the payment you're comfortable with, not the total. Then work backward:
